Condo handyman tips for Palm Beach County
Condos make small jobs a little different: building rules, shared walls, concrete ceilings and a parking spot for the van. A few minutes of planning makes the visit faster and easier for everyone.
Before the visit
- Check your building rules. Many buildings only allow work on weekdays during set hours. Tell us the hours when you book.
- Proof of insurance. Some buildings ask for a contractor’s proof of insurance before work. Handy Pros is insured; tell us when you book and the building management contact.
- Elevator and parking. Let the front desk know we are coming, and tell us where the van can park and which entrance to use.
- Make a list. The first hour is a minimum, so group small jobs: pictures, a shelf, a loose cabinet door, a new toilet seat.
Walls and ceilings in condos
- Concrete walls and ceilings. Many condo buildings are poured concrete. Pictures, shelves and TVs can go up on concrete with masonry anchors, just like concrete block.
- Shared walls. Walls between units may have sound insulation or fire rules. We keep holes small and use the right anchors.
- Do not drill into floors or ceilings without asking. Some buildings have post-tension cables inside the concrete slabs. Ceiling fans or hooks into the slab need the building’s OK first.
Common condo jobs
- Hang art, mirrors and floating shelves
- Mount a TV on a concrete wall
- Assemble furniture for a new or seasonal home
- Replace a faucet, toilet seat, or a running toilet’s parts
- Swap a light fixture on existing wiring
- Tighten balcony door hardware and replace worn weatherstripping
Seasonal owners
If you are away part of the year, we can do a list in one visit before you arrive or after you leave, and send photos when it is done. See our Home Care Plan for two scheduled visits a year.

Common questions
Are you insured for condo work?
Yes. Handy Pros carries general liability insurance, and every technician is background-checked. If your building asks for proof of insurance, tell us when you book.
Can you hang things on concrete condo walls?
Yes. We use a hammer drill and masonry anchors for pictures, shelves, mirrors and TVs on concrete.
Can you install a ceiling fan in my condo?
We can swap a fan or light where there is already a ceiling box and wiring. Drilling new holes into a concrete ceiling needs your building’s approval first.
Do I need to be home?
Someone should let us in and look over the work at the end. If you are away, we can arrange access with you or your building and send photos when it is done.
